From the NR article, "...Neighbors of a proposed Yamhill winery have appealed its approval to the Board of Commissioners, citing water issues, interference with agriculture and traffic and safety concerns.
... Paolo’s complaints center on access and water resources. The addition of a wine production facility, tasting room and additional landscaping will require thousands more gallons of water, and the area’s ground water is already an issue, he said."
...“If additional groundwater is depleted, neighboring property owners may end up with no water,” he said. “Agri-tourism or other commercial events will only add to the depletion pressure.”
"...He also said the one-lane road will not accommodate the traffic a winery will generate. He cited another application for a winery on nearby Geelan Road that was denied due to traffic concerns."
Enough rural development already, Wineries, Bed&Breakfast operations, grocery stores masquerading as 'Farmers markets' and Marijuana growing / processing operations (Chehalem Mountain) should face regulatory extinction.
Threats to established agricultural operations, Ground Water depletion, Safety, Blight and Nuisance(s) issues (there are also wildfire concerns) should rule the day.
"Paola and Luttrells" petitions to stave off the commercial developments should prevail.
There should be immediate regime change at the Yamhill County Planning Department (with extreme prejudice).
