There is real opportunity here. You have a mansion that can be a bed and breakfast with a fancy restaurant Friday and Saturday evening and brunch Sunday in wine country.

You can move the pro shop and create a sports bar. Take the old garage area and make it into a wine tasting room.

Water flow can be addressed with dry creeks, widening and deepening. Push the range on top, not below, and certainly not in the old par 3.

Re-do a par three adding expanded flow of water. Redo area's around the greens and fairways with bumper hills and vegetation to control water and challenge golfers more.

It's not difficult. I already have it written up.. including five tee off's..not one or two. This means you can play this course 5 different ways with totally different looks and experiences.
