Crews set to clear KAOS hotel site

Demolition permit in hand, crews have tucked a construction trailer into the back lot and placed a row of temporary fencing in preparation.

Longtime local businessman Bob Emrick, former principal in Western Oregon Waste, is heading the effort. Mac native Nathan Cooprider is serving as project architect and Winsome Homes as general contractor.

Emrick said the initial phase of the demolition process will focus on environmental hazards like asbestos and lead paint. “It won’t be a demolition in a true sense,” he said.

He said the second phase will be more dismantling that demolition. “It won’t be like a wrecking ball coming,” he said.

A substantial amount of the wood in the existing structure will be incorporated into the new building.

Initially, Emrick had planned to start construction this spring, facilitating a spring 2014 opening. However, he said environmental challenges and stiffer earthquake standards mean construction probably won’t begin until fall, threatening to push the opening back a year.

Plans for the new building have been submitted to the city’s building department, which has them under review. They list a value of $2.8 million and expanse of 20,179, including a proposed rooftop patio.

The ground floor will feature a restaurant, bar, winetasting room and banquet facility.

The restaurant will open out into an outdoor patio to accommodate open-air dining along Third Street. A banquet room with seating for 176 will be tucked in behind.

A 730-square-foot mezzanine will add storage space and architectural interest. Above, the second floor will feature 10 guest rooms, together encompassing 6,483 square feet.

The third floor will feature another restaurant and bar, together encompassing 4,662 square feet. Capping the edifice will be a 1,821-square-foot rooftop patio.

All told, the facility has a maximum occupancy of 621 at any one time.

Bulbouts will be added at the corners where Third and Fourth streets intersect with Galloway. Along Fourth Street, a planter strip will be developed between the sidewalk and street. Trees will be relocated or replaced as part of the process.

Cooprider is based in Portland, but is a Mac High grad who grew up in McMinnville. He said that makes the project especially exciting for him.

He said the exterior wiill be finished mainly in stucco, with a stone base and wood accents on the upper portion. 

“It’s been a great process,” Cooprider said. “It’s a really fun team to work with.

“The owners are really excited about the project, as is the builder.”
